Marketing: getting it right the 1st time.
What you don't know CAN kill you (well, your results). We bet you didn't know some of the "naughty" things realtors out there are doing to sellers. In a bid for transparency:
- Realtors will sometimes choose not to post your listing to one MLS or the other because it costs them more, cutting down on the buyers who see your home.
- Over 50% of realtors don't use professional photographers because they don't want to spend the money. But it costs YOU an average of $12,000 *minimum* on a $400,000 listing if they don't.
- Sometimes, realtors will put "private comments" in your listing threatening to reduce buyers' agents' commissions if they open the door for the buyer. This is an automatic deterrent and is a greedy game of "gotcha" that is never in your best interest.
