owner, realtor
Megan King Brink, a native Atlantan, has grown a successful real estate business since 2017. Raised as the daughter and niece of two award-winning GA homebuilders and with 7+ years and140+ sales to her name, Megan is passionate about providing top-level marketing, pricing, strategy, negotiations, staging advice, and general consulting to clients.
Prior to real estate, Megan worked in D.C. in government relations, fundraising, and communications strategy. Over seven years, Megan developed advanced sales and project management techniques that are invaluable in assisting her clients. Her upbeat personality, problem-solving skills, and willingness to go the extra mile allow her to provide the best service for the best outcomes.
Megan lives in Decatur with her husband, red tick coonhound (dog), and Maine Coon (cat) - "Stephen," "Homer," and "Oscar," respectively. Stephen is a neuromuscular massage therapist and musician who plays in three metro ATL bands. Megan plays and sings as well and sometimes joins Stephen on stage. In fact, they were the entertainment at their own wedding!
changing the Perception
"Realtor"...a word that often brings about a bad taste in the mouth, due to unprofessional agents with "commission breath." My mission is to change the public's perception of realtors using a "client's needs first" approach paired with top-of-the-line consultations. I use showings to teach you how to inspect homes and analyze the potential return on your investment. I heavily invest in upfront marketing and labor to ensure your listings hit the nail on the head the first time around. I am always upbeat, but I also am a realist - meaning, if there is something you need to hear, I will tell you. You deserve to have all the data, and I refuse to mislead anyone for the sake of a check. I would rather lose a sale and gain a client for life.

why research matters
Did you know?
Over 96% of Buyers found their home online. A Redfin case study showed that
these buyers only spend 2-20 seconds per listing:
65% (13 seconds) on photos and 35% (7 seconds) on the description.
How Does This Affect You?
Sellers, 96% of your buyer base will decide in 13 seconds or less (mostly from photos) whether or not to schedule a showing. Everything matters: the photographer, the photos used, pixels, light, order, staging, area photos, the specialized shots (editorial, area, amenities, drone, etc.).
The "description" is also valuable real estate: proximity to major roadways, school districts, parks and attractions.

I've got a passion for marketing, data, and analysis - as well as psychology's part in the process - and use my advanced understanding of these concepts to leverage, and best position, my sellers' homes. That's why we put a huge emphasis on marketing upfront and invest the most time and budget there. It's also why our average days on market consistently beats the average, and our average Seller received 1.4% more in 2023.
(At a $400K price point, that's an extra $5,600!)
Win-Win or
No Deal
One of the many things I love about Keller Williams is their belief in "Win-Win or No Deal." There is plenty of room for buyers and sellers to walk away from a transaction both feeling like winners. I am here to conduct myself, and represent us, as ethically, morally, and justly as possible.

I am a tough AND successful negotiator, but I am also fair. I do not entertain extreme low-ball offers (on either side), dishonesty or lack of transparency, and I have turned down such business opportunities. I conduct myself with the utmost ethics, and my reputation is proof. I also value kindness, empathy, and "the golden rule," and I ask for the same.
